Measure definition
Delinquency structure across managed portfolios
How delinquency is distributed within portfolios — concentration, persistence, and what share resolves without a filing.
Findings in preparation
The share of delinquency that resolves without an eviction is the number owners most consistently underestimate, and it directly changes whether filing early is the right call.
How it is computed
- Population
- Portfolios where we have delinquency intake data across a full reporting period.
- Measure
- Share of delinquent accounts by resolution path — cured, payment plan, filed, other.
- Reported as
- Distribution by portfolio type, with concentration measures.
- Cut by
- Portfolio size band and property type.
- Suppression
- Portfolio-level figures are never published; only aggregates across portfolios.
What this measure does not tell you
- Only portfolios that share intake data — a small and self-selected group
- Resolution coding depends on the client reporting outcomes back to us
- Never published in a form that identifies a portfolio or an owner
Definitions are published before findings, deliberately.
Publishing the method first means the number can't be reverse-engineered to suit a conclusion. When the
analysis is complete the findings appear on this page under this definition, unchanged.
