About Eviction Labs
Who publishes this, and why a service company runs a research programme.
What Eviction Labs is
The research programme of EvictIQ, a Georgia eviction service provider with 10,000+ completed evictions.
Why a service company publishes research
Because we hold data almost nobody else does. Court records show filings and dispositions. They don't show when service was attempted, when the writ was applied for, why an execution window was missed, or how long a unit sat before it was rent-ready. Our operational records show all of it.
The obvious objection
We sell the services these measures describe, so several figures partly measure our own performance. That's a real conflict and we handle it by publishing method before findings, stating the conflict on the pages where it bites, and never presenting our book as a county benchmark.
What we are not
Not an academic institution, not a nonprofit, not affiliated with any university or housing research centre. We say this explicitly because names in this field can be confusing, and a reader mistaking us for an academic body would be our failure.
