What the eviction process costs, by stage

The distribution of realised cost by stage across completed cases, alongside estimated lost rent for the same cases where rent is recorded.

Published eviction cost figures almost always count filing fees and ignore vacancy, which inverts the actual ranking. Putting realised hard costs next to estimated lost rent is the correction.

How it is computed

Population
Completed cases with recorded cost by stage.
Measure
Realised cost per stage; lost rent estimated as monthly rent prorated across days from delinquency to recorded rent-ready date.
Reported as
Median and interquartile range per stage, plus the ratio of lost rent to total hard cost.
Cut by
Property type and setout scope.
Suppression
Cells below the disclosure threshold are suppressed.

What this measure does not tell you

  • Our pricing, not a market survey — treat as one provider's realised cost, not a benchmark rate
  • Lost rent is estimated, not observed; the estimation rule is published
  • Court filing fees vary by county and change; they are reported as observed at the time of filing
